South Jordan's housing stock is the youngest in our service area — Daybreak's master-planned villages, Kennecott Lands, and the River Heights expansion are mostly post-2000 construction with modern PEX or HDPE service lines. What fails first is almost always the fitting — a brass crimp ring on PEX that worked loose under 20 years of pressure cycling, a compression coupling on HDPE that drifted in soft fill. Symptoms look identical to a pipe failure: wet spot in the yard, water bill spike, pressure drop. The fix is straightforward — expose the fitting, swap it for an expansion or fusion connection that won't move, test, restore. Cost runs $850-$1,850 in most cases. Compare that to $7,500+ for a full replacement and it's not a hard math problem.

Kennecott Lands and River Heights expansion

Same generation, same materials, same repair-friendly failure profile. The one Kennecott-specific consideration: some areas are on slightly more aggressive fill soil from the historic mining operations, which can stress fittings more than typical Salt Lake Valley dirt. We see slightly higher fitting failure rates here, but the fixes are the same.

Older South Jordan east of Bangerter (1990s subdivisions predating Daybreak)

Some 1990s subdivisions east of Bangerter have copper service lines — first generation of modern Salt Lake Valley homebuilding. Copper from this era starts pinholing at year 25-35 in Utah's aggressive soil. First pinhole: usually a repair candidate ($850-$1,850). Second or third leak in 24 months: replacement diagnosis. Pre-1990 South Jordan — rare and usually replacement

A small pocket of 1970s-1980s housing exists in South Jordan, mostly along older state routes. Those homes are on copper or galvanized that's at end-of-life. Usually replacement candidates, not repair. We diagnose individually at the site walk.
